In a recent $7.445 million purchase in Newport Beach, the home appeared completely move-in ready. The property had been upgraded, maintained, and presented in a way that made it feel like there were no concerns at all. There were no visible red flags during the showing.

However, experience has shown that surface-level appearances are not enough to determine the true condition of a home.

After coordinating a full set of inspections, we uncovered several significant issues. There was termite activity in the attic, moisture trapped inside the walls, black mold under the kitchen sink, and water damage in a gym area that had already led to mold forming beneath the flooring.
